Here are some Open House tips for you when selling your home on your own:
1. Write an ad that is effective with clear directions. Call your local newspaper's classified department at least two weeks in advance to order your open house ad. Don't forget to post it on the web (craigslist, facebook, twitter, etc).
2. Make sure your house is "market ready". Remember - Curb appeal is just as important as what's on the inside of your home.
3. Safety First! Keep Stairways clear. Avoid possible injuries and litigation. Also, escort all prospects through your home. Put all valuables in a safe place.
4. Keep it Light and Bright! Turn on ALL lights. Open ALL drapes.
Remember, as a FSBO, YOU are in control of what happens on your Open House. Take action. You will get out of it what you put into it.

For Sale By Owner
Okay, so I know what you are thinking...Why on earth would a Realtor be looking to help me sell my house on my own? Simple, as a Realtor my job is to look out for my clients best interest and to emphasize the "Golden Rule" - do unto others as you would want done to you. So I began to think, if I was not in the real estate business what would I value in looking for as a seller of my home. Simple - The Truth.
So, over the next couple of days I am going to lay out a couple of tips if you are selling your home on your own. Selling on your own can be very frustrating. There are a lot of risks to it with one reward at stake- selling your home.
Tip #1
You Never Get A Second Chance To Make A First Impression!
-Have your home looking its best for prospective buyers.
Suggestions like these for marketing your home successfully are part of the guidance you could expect from an experienced professional Realtor:
1. Curb appeal brings the in! Your lawn should be trimmed and edged. Shrubs should be shaped.
2. The front door greets the prospect! It should be clean and have a welcoming decoration.
3. Nothing brightens like Paint! Fresh paint goes far to make a room seem new and delivers a great return.
4. Let the Sun light in! Open draperies and curtains to make your home cheerful.
5. Fix that faucet! Dripping water discolors sinks and suggest faulty plumbing.
6. Repairs can make a big difference! Loose knobs, sticking doors and windows and other minor flaws detract from value. Have them fixed.
7. From top to bottom! Display the full value of your attic and/or basement. Remove all unnecessary articles.

1.a limiting condition; restrictive weakness; lack of capacity; inability or handicap:
2.something that limits; a limit or bound; restriction
Why is it that we limit ourselves? What causes us to say we can not do something? When we limit ourselves, according to the definition, we actually have a "restrictive weakness" and "handicap". We are choosing to be in this position, we are choosing to be handicap. What would happen if we just chose to remove the weakness and step outside of our comfort zone? What if everything that froze us in fear from going beyond our limits was removed? What would you strive for? What would you finally do that you feel so frustrated and "restricted" that you are not doing?
The opposite of limitations is freedom. Why are we afraid to have our freedom? I have noticed recently that if I push myself beyond what I think I can do then I am excited and there is a confidence about me. But then I feel the limitations settle in again. It's a constant battle. It falls into a lot of categories in my life; exercise, work, friendships, relationships, etc...
I want my freedom! I want to remove the boundaries of my limitations. I no longer want to see myself or anyone else afraid to go beyond their limits. So, what limitations are you going to remove today? I've got my list going...
